Building Project Phasing

Our building plan is a construction proposal for a new sanctuary, a two-story classroom building, remodeling of the existing Sanctuary, and a new chapel.  Phase 1 has already begun, with break ground scheduled for August 2006.    

 

Phase 1

This phase will include a new two-story sanctuary with a seating capacity of approximate 1200.  Seating will be divided between a main level and a balcony.  On the main floor seating will be no more that 15 rows away from the stage permitting closer visual contact with the platform.  Further the new sanctuary will have a stage that accommodates stage productions and the choir.   

There will be 9 new classrooms, which will support our adult and youth education program.  Four classrooms will be designated primarily for our youth program; 5 for our adult education.  Main features of the new classroom building will include new restrooms, dedicated and state licensed childcare space, and a larger classroom sizes to accommodate 60 people with break out space.   

Other features of this phase include the creation of a second floor in the atrium area of our church, as well as an enclosed hallway that will function as our fellowship hall.  Four wings of additional bathrooms (20 new stalls!) will be added to accommodate both floors of the sanctuary. 
  

Phase 2

Phase 2 of the project includes a remodel of the existing fellowship hall and atrium to include 10 new offices, a remodeled bookstore and dedicated ministry space.  The existing fellowship hall will be remodeled and will serve as the center of the business portion of our church.   Staff offices will be easily accessed from the parking lot entrance and include a reception area for guests and visitors.  The relocated bookstore will include a separate window for the purchase of CD’s/tapes of the daily talk.   

The Atrium between the existing fellowship hall and sanctuary (what we now call the breezeway) will be enclosed to create an atrium providing three times the space we currently have for fellowship.   

Additionally, we will remodel and add a second floor in the current sanctuary foyer for dedicated ministry space and additional classrooms and a volunteer room.  The dedicated volunteer space will provide storage of personal belongings as well as access to snack machines.  The new ministry space will include a dedicated Compassionate Heart Ministry room, Ministry of Prayer and 5 individual practitioner session rooms. 

Once funding is acquired and the decision to move forward with this phase is made, construction is projected to last 5 months.  

 

Phase 3

Remodel of Existing Sanctuary will include remodel of the existing space in order to accommodate a large multipurpose community room and a commercial grade kitchen. 
Once funding is acquired and the decision to move forward with this phase is made, construction is projected to last 7 months.

 

Phase 4

Creation of a new 1800 sq foot chapel that would be able to accommodate weddings, memorials and small worship events for fewer than 150 people.   Once funding is acquired and the decision to move forward with this phase is made, construction is projected to last 7 months.

 

Phase 5

Seeding New Churches.  When our occupancy meets overflow, in our new facility we will begin to assess our geographic demographics and seed congregants, Ministers and staff at an additional location.  In this way, a new church large enough to support programming such as is available at the Seattle campus will be formed.  
 

Long Term Planning

CSL has been at capacity in its 2nd and 3rd service since 2000. In the last 9 years our growth has averaged 4% per year.   At that rate it will take 25 years to reach capacity in the new sanctuary.   The reality is that the new building will change the dynamics of the environment and attendance will react to that.   Our long-term plan involves growing until we are filled up and over, and then seeding a local church that can support the same quality of programs and activities that are offered here.   

Funding

Phase 1 of this project is being funded by the church from our surplus operating funds, our savings and by securing a bank loan.   Future phases will begin as funding for them becomes available.   CSL will be conducting a “Campus Campaign” during the Spring of 2006 to raise funds for the completion of the campus plan.  Members may contribute to this campaign as they feel called to support it.  

Parking

Our current facility offers 147 on-site spaces.   Our North lot accommodates 129 cars and the South lot has 18 spaces.   The Archives offers us an additional 220 spaces.  

In a parking survey of 2002, we determined that each space accommodates on average 1.75 people or 640 people total. 

The building plan includes site revisions that will accommodate 50 additional cars.  The revisions include, more efficient parking around the new sanctuary which will take the place of the existing portables, and the conversion of the south corner of our lot to include parking spaces.   With the site revisions we will be able to accommodate over 700 people per service. 

We are negotiating with Children’s Hospital, Magnuson Park, and NOAA for additional parking spaces in lots that are local for easy shuttling, as well as researching city bus options and carpooled parking lots.   

We are also in the process of working with our neighbors to be able to place permanent no parking signs at the illegal spaces in the neighborhoods.  This is a process that involves collecting signatures from the neighborhood to gain their support and city approval.  We had purchased signs in the past that designated these areas however without the proper city approval, the signs were removed. 

We are carefully considering onsite parking “zoning” to insure that our members with small children and mobility challenges have parking that meets their needs.

 

What You Can Do Now:

  • Attend the 8:25 service, where parking is less of an issue
  • Carpool with friends to service
  • Join in the neighborhood campaign to collect signatures and help monitor the neighborhood.



Transition Into The New Space

Services will continue to be held in the existing sanctuary.    At the beginning of construction, a new pathway from the north parking lot to the east entrance of the church will be created, allowing easy access to services. 

In late August, the TLC building portables will be relocated – Two to the south lawn of our facility and one on the north side of our building.   The current sanctuary will stay completely operational until we begin to use the new sanctuary.   Classes and children’s program will continue to be held in the portables until the new classroom space is habitable.  Staff will likely be relocated into one of the south portables for the duration of phases 1 & 2.

There will be many unexpected transitions during the building plan, and it is our pledge to keep you informed with all the information necessary to make it easy and smooth.

 

Specific Space Questions

Will there be a garden?

  • Currently a garden space is planned for the space in between the existing sanctuary and the future chapel. Many small garden areas and seating areas are planned as a part of our campus plan.

Will there be an outdoor play space for kids?

  • This is currently not in the plans and will be reevaluated after Phase 4 is complete.

How many bathrooms will the new facility have? What is the number per phase?

  • At the completion of Phase 1 we have planned to include at least 25 bathroom stalls.   Exact number will be determined in the next phase of development and will include phase 2-4.   

The children’s/ adult classrooms look smaller than what we already have?

  • Currently we have 3 portables that are 60’X20’ for a total of = 3600 square feet for all of our classroom needs.  The Phase 1 classroom spaces are over 5000 square feet. 
  • We currently have 1200 square feet dedicated to youth and the new building will have at least 1800 square feet of dedicated space.   Phase 2 includes additional classroom space.

Will Practitioners have a special room?

  • In Phase 2 the existing sanctuary will be remodeled to included dedicated practitioner meeting rooms as well as a new Ministry of Prayer.   Following Phase 1 Ministry of prayer and practitioner space will be temporarily located in the new addition until their new space is completed. 

What will happen to the existing sanctuary?

  • In Phase 2 –3  the current sanctuary will be remodeled to create
    • a large multi-use community space, set up for potlucks and large group activities. 
    • two stories of additional Classrooms will be added on the North side of the building, including dedicated Compassionate Heart Ministry, Ministry of Prayer space and Practitioner Space.  
    • a large multi-use kitchen on the main level, and a wellness center with Yoga quality floors on the upper level.
    • new roof and wall claddings.

Will there be places to socialize?

  • The site will continue to have the garden space appeal that we now enjoy and the atrium  (which is now the breeze way) will be enclosed with many seating areas.  
  • The building design accommodates the desires of many to have the feeling that they can have an intimate conversation even in between services.

 

Program

We are planning to continue offering 3 services times; Optimal service times are being researched. 

Using Benaroya for special services is something that we continually evaluate.  We intend to continue to offer the Benaroya service, or a similar off-site, all congregation service through 2007.

 

Operating

The cost of maintaining a larger facility is part of the forecasting that has been done to insure that this building project is completely doable.   Staff size will continue to reflect the programs and services we offer, and will fluctuate based on those needs.

 

Process

Since the support of the members at the members meeting on June 21, 2005, the next stages of the building plan will commence immediately.  We have recently submitted construction documents to the City of Seattle for permits.    

A Team of 8 Members, sit on a building team and are actively overseeing the process of building the new campus.  That committee consists of professionals from the building and construction field who make recommendations to the board about industry best practice.  We have hired a Project Manager to work for Center for Spiritual Living to coordinate efforts between the Church itself, the Architect, the General Contractor and to insure that the process stays on time and on budget.
